million mansion in Myers With its marble floors andwine cellar, the 5,700-square-fooy spec home on Queena Road West was builf long before the financial crisis reshapede Charlotte’s economic landscape. It might get two showings a but so far no offers close to theasking price. For Realtoras such as Mitchener and the sellersthey represent, this is the new reality for high-end homes. It’s a segmeng of the real estate market that has been painfullgslow — and whicn experts say is holding back a broade r housing recovery. The number of home sales abovr $750,000, or those considered high-end by the , has plummeted. And for multimillion-dollarf homes, things are even slower.
“You barely even get a showinh onthose properties,” says Mitchener, a co-owner of real estate firm . Whild Realtors say they are starting to see a thaw for homexs at the lower end of the luxury the numbers for the Charlotte area have been According to data fromthe , only 75 homez priced above $750,000 sold in the first quarter in the 10-county service area for That’sd down 54% from the 162 properties sold in the firsyt quarter of 2008. And it’s down 69% from the 245 sold in the first quarterof 2007.
That’sa a more dramatic slowdownj than the real estatemarket overall, which saw a 38% drop in closings in the first quarter from a year according to the association. And the highee the price, the worse it gets. Charlottes real estate consultant Chuck Grahamm notes thatin 2008, a total of 490 homees priced above $875,000 sold in Mecklenburg and sevejn surrounding counties. In this year’w first quarter, that number was 39, putting the marke t on pace for just over 150 such closingethis year. That’s a 70% plunge. The high-end real estate Graham says, is “really in more difficult shap e than theoverall market. And the higher you go up in the more distressedthe market.
” He believes the slowdown stems in large part from the downturn in the financial-services industry and the impact it has had on would-bse buyers of luxury homes. “Alk the highest-paying jobs in the market are the most distressed at the Marilyn Hartley, whose firm specializes in neighborhoods such as Myerxs Park, Eastover and Foxcroft, says activitg has started to pick up. Still, the near collaps and sale of Wachovia Corp. has had an outsizer impact on high-end sales, she “It really crushed us,” Hartley says. “Wachovia going down realluy hurt Charlotte as far asthe high-end markeft goes.
They just let so many people go, and there’zs so many houses on the You would think it would bea buyer’s but the sellers need that so they’re holding out for it. It’ws tough.” Hartley says deals have closed recently on some homes inthe $1.4 million to $1.5 millionj range, “but none of the great big ones have According to the National Associatiomn of Realtors, the nationwide supply of homes priced above $750,000 has risebn to 41.1 months from 18.7 months in and sales are only half of what they were.
The trade association contends the rates on jumbo or thoseabove $417,000, are part of the problemn because they remain higher than the rates on conforming loans, or those beneath that threshold. “Lenders are keepint credit standards overly stringent for borrowerse at the higher end of the market and are increasingly reluctantt to makejumbo loans,” NAR chief economistt Lawrence Yun said last

Companies look to legal departments for belt tightening - Washington Business Journal:

http://datingfoundry.com/articles/how-to-find-mr-right.html
While this axiom sometimeds wields thepersonnel ax, it also forcese businesses to rethink weak strategies and questioj long-standing norms across the As chief financial officers scan their operating budgets lookingf for places to save, one departmenrt often stands out: legal. Most medium and large businesseshave in-house lawyers. One of thei key jobs is hiring and managinvg all the outside legal work done on behalf of the which can bepainfullt expensive. Companies might shel out $200 to as much as $800 per hour to elitw law firms for matters that can take hundredxs ofbillable hours.
Amid the budget corporate counsels are looking for lessexpensive alternatives, whichy is driving significant changes in the way legal work is done and how lawyersa get paid for it. Corporated counsels are often a company’s analyzing all transactions and business practices through the lens of legal risk. “In-house lawyers are able to wed an in-deptj knowledge of a particular business with the nuancessof law,” said Manik Rath, president of the and genera l counsel of McLean-based . “An outsid lawyer will only give you generallegal expertise, not great knowledge of your business.
” In-house counsels are often generalistws hired to do the nuts-and-bolts legakl work at company. For example, a real estate businessd mighthave in-house lawyers handling property transactions and building licensing. This can save companiee a bundle inlegal fees. “When you hire an in-house you’re paying for an open bar. With outsidse counsel, you’re buying by the drink,” Rath explained.
When somethingy more specializedand time-consuming comes up, such as a major acquisition or an employment law matter, corporate counselsd will typically farm it out to a law “These things require a lot of bandwidth,” Rath “You don’t want your in-house lawyers to get tied down in the minutiqa of litigation when they should be focused on your Some industries, such as governmentg contracting, have not been dramaticallhy affected by the recession. But other such as financial services, have been pummeler by the downturn and are clampingg downon spending. For example, at Reston-basefd student loan provider , fourth-quarter total operatinyg expenses weredown 41.
3 percent over a year as a percentage of McLean-based mortgage giant , which has not yet released fourth-quartere earnings, reported that third-quarter administrative expenses dropped 13.1 percent over a year as a percentage of assets. ’s fourth-quarter operatingf expenses fell 15.5 percent, as a percentag e of assets. While legal departments are almost certainly a part of thisbudgetary squeeze, it is hard to say just how they are affectedr because none of those companies woulx agree to be interviewec for this story.
McLean-based Capitalo One did, however, furnish an e-mailed statemenft from Steve Gannon, deputu general counsel, about the company’s reduction in expensexs for outsidelegal counsel. The company has, among other things, “recentlh begun utilizing alternative billing arrangements such as flat fees insteaxd ofhourly rates, and limited bidding processes for certaijn work,” he said. This strategy is becoming more common, and it is drivinyg some long-awaited changes in the way lawfirmsw operate, said William Brennan, a law firm consultant with in Newtobn Square, Pa.
“For the first time in 20 years, there’sw actually an implementation of new billing methodd other than the very much maligneddhourly method,” he said. It is becoming more commomn for law firms to get paid withfixer fees, retainers and success fees based on the value rendere by the law firm, Brennan

And that’a a strong ingredient to stir into the mix for the center because it brings an additional demographicc that they might notget otherwise.” I Love This Bar Grill selected West End over the , wheres another celebrity-backed country music bar, Gatlin Brothers Musi City Grille, used to have a location. Costzs may have played a role inthat decision, but I Love This Bar Grill will generate more attention at West End than it woulde have at Mall of Grones said. “They can really stand out [at West End] and not have so many othert entertainment venues tocompete with.

Employers enjoy numerous continuing education options - Portland Business Journal:

hundleyobajoji1908.blogspot.com
In an economy that has businesses scalingback however, continuing education programs are often targeted for From Rick Osborn’s perspective, that’ss a mistake. “It doesn’t make sense,” said the president. “Iu understand that when businesses are looking to make these are the kinds of programs that are the firstto go. In the short those kinds of cuts mightr work fora business. But in the long run, you’rer going to have to restore the cuts.” It’sw in a recession that companies should either implement or step up continuiny educationprograms — especially if there are layoffs, Osbornj said.
The reason: With layoffs, the employees who remain take onnew responsibilities, and they’ree going to need new skillsw for their revised job descriptions. Continuing education is a broafd term. At its most the field is broken into twomain degree-based programs and non-degree training or workforced development programs. Some fieldsz — think nursing, accounting, real estatw — require more formal re-licensing, either annually or every few years. When choosinv continuing education programs, employers in such fields need to make sure the coursees meet the standards set bythe profession, said Sara executive director of the and Training.
The IACET sets the standarde for continuing education providers inseveral fields, from healtnh care to education to manufacturing. It is a Meier said, for companies that need to continually re-trai staff members to adhere to formal professionaklicense requirements. The other kind of continuing education programas involve professional development for employees lookinfg to improvetheir skills, or learn new ones. This more informal traininfg may not be aprofessional requirement, but that’zs no reason for companies to cut back on it in tough said Osborn of the Association for Continuinbg Higher Education. Take a field like information technology. It’s constantlyy evolving.
Employers in such an industry coulxd offer continuing education as a way tostay competitive. “Imn this day and age, thing change so fast,” Osborn said. “Youi have to have training just tokeep up. Even gardeners need to know aboufnew techniques.” A Decembee 2007 study conducted by the and the Careedr Journal, an online section of The Wall Street Journal, found that 44 percen of U.S. companies offer some kind of professional development. While professional development issomewhat common, the studhy found that there’s a “shortage of skills in the available labor pool.
” What’s more, entry-level workers are more likelyu to lack skills, a problem compounded by the retirement of the baby boom SHRM reported in the “Worker skills must evolve to meet the demands of an increasinglty globalized, technology-driven workplace,” the studyg concluded. “Skills training and professional development can providd not only the skills needed by the organizatiohn now but can also address anticipatedfuture Meanwhile, at the Association for Continuing Higher Osborn advises companies looking to provide continuin education to turn to community colleges.

He also said companies should go withmore engaging, interactive programs and avoid one-size-fits-al training. While that might fit for certain plenty of organizations requir morespecialized training. “If you have a business with a specific need,” Osborn said, “yoh should have someone come in and tailor aprograj that’s just as specific as that business.” Whilwe the cost of continuinvg education varies widely from field to the consensus in the industry is that quality professional developmenr doesn’t come cheap.
Unless it’s a basic program that teaches, for Microsoft Excel, businesses should be prepared to make asizablw investment. That said, Meier at the IACETg says that the programs her organizatiohn has developed are designed to meet the needsd of both large andsmall businesses—the lattee of which has traditionally had a harder time affordinv continuing education.
